Philosophy

The Carefree Living concept is interpreted as 'enjoying a high standard of living which guarantees the availability of long term health care'.

The philosophy behind the concept can be described as follows:

  • The quality of your standard of living is central to the Carefree Living concept. The concept guarantees you an environment that anticipates an increasing need for health care and support and is, therefore, "lifecycle-proof". It also respects the privacy and security of the residents.
  • Carefree Living is based on delivering 5-Star quality design and services and offers detached villas, semi-detached villas and apartments. These residences are all equipped with the latest Domotica technology.
  • Carefree Living includes a large range of leisure and wellness facilities and services, which can contribute towards to an active life. Together with the bar, restaurants and retail stores, these facilities will be situated in and around the central services and administration building. These facilities are to be managed by local parties.
  • We give no particular emphasis to the healthcare element, however care is available and guaranteed as and when needed or required. These care facilities are also situated in the central building. The care management will be in cooperation with qualified caregivers.
  • The development of a Carefree Living development and each individual residence is realised in close cooperation with local authorities, which leads to a positive economic input for the region. The development is not an enclosed or 'gated' community but is part of an existing community (village).
  • Carefree Living requires the obligatory participation in a Cooperative Association and a contribution towards a fund for the payment of basic facilities, services and care support. All of the other facilities and services are offered individually.

Residents

The Carefree Living concept concentrates on encouraging an international and active group probably over the age of 50 who specifically want a secure and facilitated living environment. Our clients are seeking the best in life and are prepared to pay for peace of mind, comfort and the availability of complementary services.

Our clients prefer a year-round mild climate and are interested in the local culture and enjoy the company the local people. The future clients will also have a sufficient income to be able to meet the living expenses and service costs. Since this group of people are very active they are probably not (yet) in need of care.

Thanks to the Euro and cheaper flights the easy access to a Carefree Living development should meet the wishes of our target clients looking to settle and live abroad.

Our vision for your living preferences

Most of our clients desire a spacious apartment with a minimum of two bedrooms and two bathrooms that measures around 100-300m2. We also believe on including a good external view and on giving your property as much privacy as possible.

Services and amenities should be within walking distance. Some of our clients would like to live in a detached house, which we can provide. Others for reasons of peace of mind, can chose an apartment or a semi-detached villa. Most of our clients will be able to enjoy their very own garden (under the condition that it's being maintained). If not, apartment dwellers each have a balcony to encourage a pot plant or two or choose a minimalist approach.

The majority would like to own their home because they already live in one and owning your home seems natural and a sensible investment. The majority of people we spoke to in our target group indicated an interest in buying a 120-180m2 property for around €300,000. The interest in rentals or pure investment purposes is secondary and less or a priority. The aspiration seems to be; a sense of feeling like you're on an adventure and on holiday in your own home.

The need for long-term care and services provision

Thinking ahead, we asked our target clients about the importance of a central contact, (services manager), who will take responsibility for coordinating the care support and facilities. Many indicated that they had every intention of remaining as independent as possible but saw real value and sense in having an 'alert system' in the house and that having a central point to contact for 'domestic help' on a regular basis would be appreciated.

When it came to the sports facilities everybody wanted a heated swimming pool, possibly in combination with a sauna and whirlpool. Fitness centres, playing tennis and golf were all popular requests. Nearby walking and cycling routes were also appreciated.

We got a mixed reaction when it comes to the leisure areas. Differences arose between age groups and whether people were single or couples. Playing bridge, listening to a lecture or a concert will all be appreciated. Clients would also like to be able to dine in a 'good' restaurant within the development.

Carefree Living concept summarised

The properties

  • Carefree Living includes detached villas, semi-detached villas and apartments situated in a natural environment.
  • The properties are built with first class materials and 'echo' the local style. The homes are available in different models.
  • The properties are 'lifecycle proof' which means that they have been given a property label which guarantees that they offer all comfort needed for permanent and long-term residence. For example there are no thresholds rises to trip over and there is good accessibility and wide corridors and doorframes for manoeuvrability with a wheelchair.
  • All properties are equipped with 'Domotica' and other amenities like cable and Internet, satellite TV, radio and telephone. Moreover the properties are all connected to the 24-hour alert service in the central building.

Facilities

The residents are offered the use of an extensive number of facilities.

Fundamental facilities

  • The development manager is responsible for managing the fundamental facilities. These include the service desk and administration, the maintenance of the parkland the heated indoor and outdoor swimming pools / sauna and whirlpool, connect sports areas e.g. jeu de boules, tennis courts etc and they are also responsible for the general evening and overnight surveillance and 'holiday watch'.

Further Facilities

  • The fitness area, beauty salon and wellness centre are all situated in the central building.
  • This central building also accommodates shops, a restaurant and flexible leisure areas.
  • The 'country club', which is situated on the development, will have a bar, library and café and serves as central meeting point.
  • The service and administration desk in the central building, offers a number of services which will be provided by locals at a specially negotiated rate - such as: housekeeping, gardening, shopping, laundry and dry-cleaning, catering and maintenance services. There is also a shuttle service within the development and for group trips to cultural events and runs to and from the airport.

Basic health facilities

  • Basic healthcare service guarantees a 24-hour emergency first aid and response to emergencies
  • A Care Manager, selected by the Cooperative Association formed by and including all of the residents, will be the central contact for residents with healthcare needs and is the contact person and liaison for the medical carers and services provision. The Care Manager coordinates the entire healthcare within the development.
  • All the facilities needed for providing adequate care are situated in the central building.

Further healthcare facilities

  • Next to the basic healthcare guarantees, a Carefree Living development has specialist healthcare facilities that may be used by referral from the Care Manager. Such facilities include: doctors and nurses post, medical specialists, dentist, physiotherapist, hospital visits, nursing and nutritionist.

Infrastructure

The Carefree Living development is accessible to wheelchair users. The width and surfaces of the walkways and roads are adjusted to this group. All houses are connected to the sewage, water and electricity systems. The park contains forestry, water, walking paths and benches with views of the surroundings. Throughout the entire residence good lightning is put up which is lit throughout the night. The residence is directly connected to the main roads.

Costs of basic and further (healthcare) facilities

  • The costs of the common facilities, the basic healthcare guarantee and the maintenance of the infrastructure make up the regular service costs for the Carefree Living concept. The goal is to consistently keep these regular service costs under €200 per month.
  • The further (healthcare) facilities can be used via prescription or by paying a fee for what you have used. The support costs for these facilities are to be paid by the residents who use them.
  • Payment for healthcare by any resident will be via direct invoice/direct debit between the caregiver or their agent/agency and the resident.
  • Where the client has their own private healthcare/insurance policy - refunds may be applicable.

Organisation of management, care and services

We produce developments according to the Carefree Living concept. The property and included grounds are completely owned by the buyer. The apartments will be subject to Cooperative Association of owners.

Cooperative Association
The management of the development and the basic (healthcare) facilities form part of the responsibility of the Cooperative Association. The focal points for the Carefree Living concept have been established in the Terms and Conditions for the Cooperative Association. The Cooperative Association will also be responsible for hiring the Development Manager and a Care Manager who are responsible for coordinating and managing the development, park and environs and healthcare.

The central services building, is part of a real estate trust fund. The guardianship of the Carefree Living concept is contractually agreed upon and stated by this Trust. This Trust is responsible for the promotion and guardianship of the Carefree Living concept, and the facilities and services in the central building. Any change or improvement to the central building is done by or through the Trust.
The Cooperative Association leases parts of the central facilities for the basic healthcare facilities. The users of the central building lease the remaining areas of the building such as the leisure and wellness centre etc.
